Playa Venao is no longer a place where you buy a lot and figure it out. There are now several established developments, each with a different price point, a different level of finish and a different reason to buy. This is a guide to the main ones, with the asking prices we currently have on each.
Blue Venao
Blue Venao is the most recognisable name on this beach and the one most people search for first. It is a beachfront development with a mix of apartments, lofts and villas, a pool, and direct access to the sand. It is also where the widest spread of prices sits, which makes it the easiest place to compare like for like.
Across our current Blue Venao for sale inventory the range runs roughly from $355,000 for a pool view apartment, to $389,900 for a villa with ocean view, $600,000 for a three bedroom villa, and $725,000 for a three bedroom penthouse. Same development, and the difference is view, floor and finish.

Blue Venao suits a buyer who wants something finished, rentable from day one, and inside a community with services already running. You pay for that convenience relative to buying land, but you do not wait two years to use it.

Villa Marina
Villa Marina is the most consistent development in our inventory. Three villas currently listed, two and three bedroom, all at $650,000. That consistency is useful information in itself: it tells you the development has a settled price and units are not being discounted against each other.
The proposition here is a finished villa in a gated setting a short walk from the beach. Buyers tend to be people who want a house rather than an apartment, without taking on a build.

Venao Village
Venao Village is set slightly back from the beach and is where most of the newer construction is happening. It has the broadest range of anything on this list, because it includes both finished houses and pre-sale units.
Currently: twin houses at $450,000, a two family residential project at $520,000, and pre-sale villas at $950,000 and $1,260,000. There is also an ocean view building lot in the village at $740,000 if you would rather design your own.

Pre-sale is worth understanding before you commit. You typically pay less than the finished price and you get some say in specification, but you are taking delivery risk and your money is committed while nothing exists yet. Ask who the developer is, what they have already completed on this beach, and what happens to your deposit if the build stalls.
Las Palmas Venao and Loma de Venao
These are where the entry prices sit. Las Palmas Venao currently has a pre-sale unit on 600 square metres at $130,000, which is the cheapest way into Playa Venao we have. Loma de Venao has a loft at $270,000.

If your budget is under $300,000 this is the part of Playa Venao to look at, and it is worth knowing it exists, because most coverage of this beach starts at the beachfront villas and never mentions it.
And the top of the market
For completeness: beachfront land at 5,000 square metres is listed at $6,250,000, ocean front wooden houses at $2,400,000, and Casa Vida at $2,100,000. These are not comparable to anything above. They are one-off properties and they price accordingly.
Which one, and how to decide
A rough way to sort them. If you want it finished and rentable now, look at Blue Venao and Villa Marina. If you want new construction and can wait, look at Venao Village pre-sale.
